二手房有大概3％的過戶費，
6%的增值稅

名額限制
菲律賓並不限購，
你可以買一套或者一百套都行。
但這裡會有一點區別，一棟大樓，
外國人最多隻能佔有40％的名額，
剩下60％必須是本地人。
也就是說如果該樓盤
已經有40％是外國人買了，
那剩下的只有菲律賓人才能買，
外國人不可在購買。

年限最高10年，利率跟本地人一樣。
