談到租賃，我們經常能看到lease和rent兩個單詞，但對兩個單詞的使用情景並不是十分清楚。
某種程度上，lease和rent都屬於法律層面的術語，實際使用中要注意兩者的區別，特別是在現實生活中籤約時。
lease可以用作名詞，表示法律文件（一個物品或者事物）；如果存在問題，它是可以在法庭中使用的書面文件。
此外，lease用作名詞時，還可以表示出租的財產。

Lease can also be used as a verb. In this case we are NOT talking about the paper document. We are talking about the action of allowing someone to use your apartment or car in exchange for money.

The word rent when used as a noun refers to the payment that is made during a period (usually every month) in exchange for land or property.

從上面的講述來看，lease和rent並沒有特別大的區別；在實際生活中，應該使用rent還是lease取決於這個文件需要多長時間審查一次。

因為rent的名詞含義不同於lease，下面的描述裡為了方便理解，會使用Lease Agreement和Rental Agreement這兩個短語來辨析雙方的不同。
Lease Agreement是指在擁有物產人（房東或汽車經銷商或出租人）和想要使用該物產的人（房客或承租人）之間的法律文書，用以說明支付數額以及付清時間。
lease agreement可以是一個長期協議，不需要每個月都寫一遍，有效期可以是六個月或一年以上。
簽訂的雙方就支付多少款項以及其他責任達成協議，由雙方簽字，至協議所述期間結束。
也就是說，如果你每月支付100美元房租，為期兩年，你就必須在這個公寓裡呆兩年。如果想搬出去，就得付罰金。
兩年後可以自行選擇續租re-new the lease agreement，或者搬去一個新地方，不需要支付罰款。
而房東、出租人或實際擁有該物產的人可以改變所需支付數額或將財產出租給其他人。
rental agreement與lease agreement在時效期上存在區別。
rental agreement並不是一個長期合同，只持續30天到一個月，然後每月更新一次。
這意味著雙方可以在每個月底改變協議的條款，比如說下個月房租就漲了
。
This means that both parties can change the terms of the agreement at the end of each month.
支付租金（房客）的人可以不受懲罰地遷出，或者收取租金（房東）的人可以告訴房客搬出，再租給其他人，對雙方的約束力減弱很多。
所以如果你是租賃房屋或其他物品的人，lease agreement能保證你的利益在一定時間內不受影響，因為在租賃期結束之前，支付金額不能更改。
In a lease agreement the amount cannot be changed or altered until the end of the lease.
